"YOU CAN DO MAGIC"

Council meeting at 6:00 p.m. all council people in attendance.Good to see everyone back.

Presentation by the head of ZAREMBA.INC. on starting a partnership with the City of Painesville on the 8 acres of the hospital site. How refreshing it was to hear him say he didn't know much about Painesville but the site interged him. Hope hes a quick study. Showed council some other projects he had in Lorain, Garfield Hts., Slavic Village and the near the Cleveland Clinic.
Now here's the rub. The hospital site will hold app. 100 upscale townhouse/ condo.for young professionals. 900 sq.ft. units starting at $185,000. Good -luck with that idea. [I thought it was going to be mixed use] The question is who is going to make that kind of investment in downtown Painesville. Do you build the commerce first or the homes. This project needs work saying you wish it would happen is not enough. Any ideas?

LEEDS STANDARDS a very interesting idea also.Just how committed to the program will the city be?

900 square feet for $185,000 I'd say someone besides Term is doing some bashing. Who in their right mind is going to live downtown at that price? The City Manager is a "Dream Weaver" Good idea let her and council line up to be first to purchase a home there, and give other city employees a deal to move in.

Haven't heard anything this wild since the New Market Mall. Painesville has a habit of never learning from its mistakes. Is this a just do something project?

$185K for 900 SF? Are you kidding me? You can buy a 900 SF house right down the street for under $50K. If you spent $185K right now, you could buy a decent house in Concord, LeRoy or Mentor. What would be the reason to live in "Downtown Painesville?" Nemeth's? Your Vine or Mine? This has to be a joke. What young professionals work in Painesville? One would think that would be their target demographic. Earning $35K a year working for the County isn't going to pay for a $185K condo.

Why would anyone spend that kind of money when they can have a house in Heisley Park for $10,000 less. Isnt the city getting the land for free? Why not 50 townhouses 2700ft. for the same price, give these people some value maybe an indoor pool and club house fitness center your going to need more then what your talking about. To get people in there.

12:10 great idea to move this along this needs a real "Hook" something people will have a hard time walking away from.
This is the cornerstone of the rebirth of downtown Painesville.

The city must also come up with a way to get business to locate downtown. How about a real deal on utilities for the first two years?

You need builder who will come in and do that. I'm sure the city will take the best offer they get. However with regard to utilities, that is a cost not incurred by the buiilders. They build and then people move in and pick up the bill for utilities. I don't see why that would be a big draw to builders to come put something wonderful at the site.

I should have been more clear, not to get the homes built but to fill the store fronts on Main, St. Clair,the park. so the people buying those homes will have a place to shop.

Also have received three comments about a business closing in downtown, I have also heard the rumors, until I see something offical I will not post them. A business closing is a bad omen for the city right now lets hope its just a bad rumor .

I believe the city sold that land to Osborne, and he put a gas well on it. the rest of the land is for the proposed new Jackson St. interchange.

I believe I'm starting to understand the City Managers language. Its not what she says its what she doesn't. "The city will spend none of its own funds to aquire the hospital site, to make this project move forward". What will she ask council in the future to purchase for $200,000+ to make this project move forward? Think about it and the correct answer gets a beer at the beer tent at PITP. {Its not site improvements, watwe, electric, sewer, lines]

First off Lake Health now owns the property if Painesville gets the grant the hospital gives the property to Painesville. Does Painesville sell the property to Zaremba or give it to them for development?

I always remember there being problems stemming from the beer tent, but I also like to go have a beer so I guess I am on the fence.
As I remember it the jackson street park was always under water and caused more disappointment for me than fun. And we need the interchange there I think.

Reading about downtown I wonder whats the City Planners role in all this? We have to have a reason to move downtown, why not fixup older neighborhoods?

If there was not a beer tent at PITP, nobody would go. It would be like the Mardi Gras with nothing but carnies and teenagers. The only problems are usually some homeless or a few out of control drunks, but the police seem to have managed it well. I don't recall any major disturbance ever. The best thing they ever did was remove the restriction where you had to physically stay in the beer tent. It got too crowded and there was nowhere to sit. Now you can stroll pretty much all around and relax and get some space.

It is one of the best festivals around now, non-stop music, everyone meeting and hanging out. I see people from high school and other old friends there that I usually don't see anywhere else. You will find me in the beer tent Friday, Saturday, and Sunday.

I have never seen a problem there either, City Councilpeople and their spouses administrators, are servers, everyone working there does a fine job. Mardi Gras beer tent late 60's, now there was a rowdy time.

Are you layed-off from your job? Are you out-of-work because your were forced into early retirement? Have your hours been reduced with no promise of recovery? Have you been on unemployment and now your pay (with the extensions) will stop? Do you reside in Painesville?

Then all of you should be shouting loud to the city of Painesville for their rediculious plan to build
$185 thou properties in downtown Paine instead of accepting a plan to build retail/business enterprises.
This city needs a business balance to provide jobs - not more residential high-priced units in a downtown area that has absolutely nothing to offer.
400 Acres were stolen from Painesville Twp., the only development there was a housing development that advertised "your children will attend Riverside Schools", why not P'ville schools? The balance of these acres was to contain business factions - where are they? They are not there just as they are not there in downtown Paine - "Coming Soon" sign that has been there for over 4 to 5 years.
Then they built the Liberty Greens Development - same concept, Riverside Schools for your children.
We have been and are now, more than ever, a bedroom community. We have no influx of any/many business ventures that will provide jobs and a greater income to this city,
The person running this show has absolutely no intellect/knowledge nor clue how to restore and provide the drive to restore the negative that is Painesville's downturn. No inbred committee nor ouside group will help what has been POOR MANAGEMENT for so many many years.
Only you the folks of this city, that are down-turned, can by your voices- extract enough change to actually ignite change that will be to everyones benefit.
Won't you stand-up and Speak-Up.
All of this affects you now and will affect your future. The future in these hard times is now, not in 60/90/ to 120 days.
Please see the writing on the wall; that this administration does not want you to see, as the manager pushes forward her agenda that will never assist any of you to have a forward living/breathing/monetary place in Painesville.

Again I go back to the Master Plan of 2006. Alot of people put time and energy and money into that plan. I will be reprinting the recomendation, of what the best use for the hospital site would be. Want to bet there was no mention of 100 townhouses?
Why go through all the song and dance and then ignore it?

I see our incoherent raver is back, blaming Evil Rita CM for his/her own sad life. But there are a few grains of truth in this rant.

There aren't enough dollars in Painesville. Even if people with income can be induced to buy homes here, they'll have to go elsewhere to spend their money. Not even a real grocery store in town. We DO need more business/retail/dining in town, I don't think anybody can argue that. Per capita income in Painesville is on the low side - so let's get some businesses in here to pull in more affluent visitors from surrounding areas and provide decent jobs for the folks who live here.

We need a balance of housing and business.

On a side note; I have sympathy for anyone who is out of work or underemployed but it's not the city's fault and not the city's job to fix. Get to school, get some training, take some action to better yourself - nobody else can or should do that for you.

Master Plans are not written in stone things change, this is just a new step in a new direction for the administration, which knows what will and will not work. What makes you the expert?

Didn't the City Adminestration pay a well respected City Planner ( City Architecture) $80,000 = - for a Master Plan that says the Hospital site (and others) should be MIXED USE ? Why should we expect them to abide by that? It's only TAXPAYER MONEY ! Why did the City Adminestration tell the most sucessfull developer in Lake County (Jerry Osborne) "No Thanks! when he proposed Retail Development for this site? Does Ms. Mc Mahon think she knows better than Jerrt? Just compair Mentor to Painesville for the answer to that question.

What makes me an expert? I dont know maybe looking at a unbuilt Lighthouse Point, who will change its name to Kilroy something or other. Asper Commons 2 units built, phase 3 of College courts. plus alot of empty homes. Housing won't come back for at least 3 more years, and we are building more? Certain councilpeople brag about our electric being as much as 30%-40% cheaper where's is all the business? if you have a large company spending $10,000 a month on utilities that $3000. saving is pure profit. No lets go after people living like sardines.

Ok genius, how long do you think it will take before anything is completed? Most are sayign less than 3 years for the market. We might hit the market at the perfect time. But you are too short sighted to see that.

I believe everyone is qualified to give an opinion. Its not like everything thats been done has worked. I believe your on to something here. At Mondays Council Meeting I am going to ask every councilman if, and why this is a good project for the hospital site. Better yet I will e-mail them with the question and post their answers here. Thanks for the idea.

So your opinion on the economy is based on no education and not even what you may have heard from an educated person, it is just your personal guess? Yes, Its me an 8 ball. We have a councilman with a degree in Urban Development, I can't wait for his answer to this question. I'm really only interested in results. If you think this is a worthwhile project come out of the closet and lets hear your thoughts on the site.[ maybe you can inlighten me] I never claimed to be an expert, but I don't believe this project will have a successful end. I'm still trying to figure out the citys course of action. I watch and listen. I'm trying to figure out why former Congressman Dennis Eckart is so interested in this project, that he attended the coucil meeting? More questions then answers

As someone who thinks Terms full of it most of the time. I tend to agree with him that this project for the hospital is a bad idea. Also I'm no expert but I agree this recession stil has about 3 years to go, its not going to be quick and easy. Check News Herald page B11 today then go to the classified and check the sheriff sales. hgaven't seen this since the depression.
